Warning!

Under Missouri law, a private campground owner or an employee or officer of a private campground owner is not liable for an injury to or the death of a person or any property damage resulting from the inherent risks of camping under the Revised Statutes of Missouri.

General Rules

  • All fees are due prior to visitors taking occupancy of RV/Tiny Home Lot. 
  • All Guests are required to carry liability insurance on all vehicles. This includes automobiles, recreational, trailers, park model RVs, campers, etc. 
  • Oak Grove Tiny Home & RV Community does not guarantee specific sites. We reserve the right to assign an RV lot.
  • Guests are limited to two people. Any additional guests or visitors are subject to an additional $5 per night per extra guest.
  • Visitors are required to check in with the Owners prior to visiting your site.
  • We do not provide parking for visitors.
  • Please do not park in empty sites. You are responsible for your visitors and any damage caused by them.
  • Please share our Community Policies with them. A visitor failing to comply with the policies will lose visitor privileges and will be asked to leave.
  • All RV’s must be owner occupied. Limit two (2) vehicles and one (1) RV.
  • Parents/Guardians are responsible for the safety and action of their children.
  • The Owner maintains the right to modify/cancel this agreement at any time.
  • Do not use the premises for storage.
  • No tents are allowed on an RV site.
  • No mats are allowed on grass
  • Dispose of cigarette butts in the proper receptacles.
  • Do not use premises for purpose prohibited by local, state, or federal law.
  • The Rented Lots are to be used for recreation only. No Lot or any part of it may be used for any business, profession, vocation, or trade of any kind.
  • Rent is due on the 1st of the Month
  • Rent that is more than 5 days past due will result in a 72 hour notice of removal of RV.
  • All out side showers must have curtains connected for privacy. No public nudity allowed. 

RV & Vehicle Maintenance

  • No unsightly additions to RV according to owners’ discretion. I.E. plywood or foam skirting, AC window units, tarps over roof.
  • RVs must have damages repaired in a timely manner.
  • It is encouraged to wash your vehicles and RVs to maintain cleanliness.
  • Truck toppers are not to be removed from the vehicle.

Utilities & Maintenance 

  • Utilities must be located prior to tenants installing anchors or augers for RVs or tiny homes. Owners must be notified for locating services.
  • All external propane tanks must be kept within the gravel of the rented Lot.
  • No clotheslines.
  • Keep premises in good condition which includes the following but is not exclusive: Keep the RV Lot free from litter, dirt, and obstructions to the satisfaction of the Owner.
  • The Owners shall have a right of entry upon the space for maintenance of utilities and premises.
  • Notify the Owner of any needed repairs to water, sewer, electric hookups IMMEDIATELY.
  • Do NOT make any repairs, alterations, modifications, or improvements to any utilities, fences, concrete, etc. If it does not belong to you, do not try to fix it!
  • The Owner is responsible for all maintenance and repairs of the premises.
  • Only one connection to the electric pedestal is allowed. The only exception is the hydrant heater. Do not connect anything other than your RV or Tiny Home to the electric pedestal. All engine block heaters, holiday lights, power washers, radios, flood lights, etc. MUST be connected to the RV or Tiny Home.
  • Lawn irrigation is early on Tuesday morning. Please ensure all belongings are removed from grass on Monday night.
  • Lawn care is on Saturday. Please ensure all belongings are removed from grass early Saturday morning.

Sanitation

  • Only use RV specific toilet paper in your RV to prevent Clogs. Do not flush paper towels, baby wipes, or feminine hygiene products down your toilets.
  • Do not pour grease down the drains.
  • Do not pour bleach, antibacterial, or sanitizing solutions down the drains. The items mentioned will cause septic problems. If caught dumping or flushing these products, occupants will be charged for repairs.
  • Trash pick-up is provided early Monday morning through Republic Services. Please roll your canister out to the end of the RV pad Sunday evening so they may service us the following morning.

Pets

  • Always keep dogs on a leash, unless in designated pet area. Dog feces should be picked up immediately. Limit 2 dogs per tenant(s).
  • Pet fencing is only allowed within the gravel area of RV lot.
  • Excessive barking will not be tolerated, and guests may be asked to leave.
  • Do not leave your pets unattended.
  • Any damage from your dog will result in charges equivalent to the incident, including replacement of any damaged items and labor.
  • Any dog showing aggressive behavior or tendencies must leave the community immediately or will be reported to local Animal Enforcement.

Refund/Cancelation Policy

  • All RV Lot reservations require 10-day notice of cancellation.
  • Cancellations with a 10-day notice will be charged a $25 cancellation fee and remaining amount will be refunded.
  • All RV lot reservations canceled within 10 days of check-in are NON-REFUNDABLE.
  • Early departures are NON-REFUNDABLE.

Acknowledgement of Rules

The guests staying at Oak Grove acknowledge they have reviewed and will abide by the “Community Policies”. Failure to abide by the policies will result in ejection from the community and notification of local law enforcement authorities. Any person who remains on the premises after being asked to leave will be guilty of trespass in the first degree.
